Welcome: Why Do I Need a Buyer's Agent?

Welcome to my new blog! I thought I would address a question or real estate news or something with every post. This one is "Why do I need a buyer's agent?"

So, you are sitting at the kitchen table and you decide to start looking at homes. You fire up Google and away you go, and in the process, you think, "I'm finding my own homes, I'm a smart person, I know how to negotiate. This is fun! Why do I need to pay someone to do this for me? I'll find a discount agent, or better yet, do it on my own! Those real estate commissions are ridiculous anyway!"

Well, it certainly sounds like a good idea. Unfortunately, going through a home purchase is like going to the hairdresser. You don't know if the job was well done until it is finished and you have turn around to face the mirror. The problem is, a haircut grows out. A misstep on the most important investment of your life without great advice and counsel can set you back financially and personally for years.

Negotiating out hundreds, (maybe over 1,000 contracts) with all different types and styles of Agents and Sellers gives a top agent experience that is invaluable on your behalf. I have found in almost every transaction that there are a few key moments of interaction during the negotiations that will change the course of the transaction. You either get the house in a multiple offer situation, or you don't. You either make a convincing argument for a price and use the right approach and right wording at the perfect moment of opportunity, or you don't. The phone call is made at the perfect time, or it's made 1/2 hour too late. How do I know this? I've learned the hard way, and made countless mistakes over the last 18 years.

The impact I make in a transaction varies from small to life-changing, but when you have a great buyer's agent you'll have an objective expert looking out for only you and your best
interests. Objectivity is so important ~ most top agents will hire another agent to represent them when they sell a home, because they are not objective about their own deal either. (I'll tell you sometime about how cattywampus I got over the silly swinging picnic bench on the purchase of my personal Lake House).
